Many sellers choose to have a pre-sale inspection on their home. This can help in multiple ways.
1. This gives your potential buyers a good feeling that you are trying to find & fix any potential problems before a sale. That you care about the buyer.

2. Can head off any potential issues that may be found in a buyers inspection. Problems found once you are already in contract can postpone the closing date until repairs are made or the concerns are addressed.
